7 ways to make your house attractive for buyers

If you have been struggling to sell your house for a long time now, you need to take small but important steps to make the house look attractive to the buyers. When buyers look for houses, there are a few things they pay special attention to, like the paint on the walls or the plumbing inside the house. You can immediately elevate the resale value of the house and catch the interest of the buyer with these seven ways.

 

Paint the walls: First and foremost, you need to apply a fresh coat of paint on the walls so as to add value to the house. You do not need to spend on a premium paint, choose a basic distemper and pick neutral shades for the house. The buyer might wish to change the paint in the future as per his preferences. Ensure that all the holes are filled with putty and the damage is repaired. This will not cost more than INR 50,000 but will increase the value of the house substantially. A freshly painted house looks welcoming and impressive.

Replace the cracked floor tiles: A damaged floor inside the house looks extremely unattractive and the buyers will form a negative opinion about the house the minute they see the tiles. You need to replace the broken tiles to give it a finished look. You can also get the floor polished to give it a glossy look. This will cost around INR 10,000 to INR 15,000 but it will increase the value of the house.

Fix the plumbing: With an expense as low as INR 2000, you can make your house attractive for the buyers. Buyers tend to check the washrooms and are very particular about the plumbing. Taps with no water or nonfunctional washrooms mean that the buyer will return unimpressed. You need to ensure that the faucets are functional and are in good condition.

Check the electrical equipment: A lot of buyers are on the lookout for property they can move into at the earliest. This means they will be looking for excellent electrical equipment. Functional plug points, as well as switches, are important for the same. If the electrical equipment is working, the buyer will take interest in your house.

Wash the house: Wash the interiors and the exterior of the house so as to make it look clean and pleasing to the buyer. Washing the house does not require any additional investment and can be done in one day. No buyer would like to see a dirty house that has unwashed walls and floors, if you clean up well, your house will look as good as new.

Work on the parking space: For a lot of buyers, the parking space is much more important than an extra bedroom. For those selling an independent house, it is ideal to work on the parking space. You can build a shed to cover the parking area and it could improve the cost of the house by more than INR 25,000.

Disinfect the toilets: A stinking bathroom could be a real deal breaker. Clean up the toilets and ensure that the drains are not blocked. You can also use deodorizers inside the washroom. This basically costs nothing but will improve the cost of the house significantly.
